- The town is at the confluence of two rivers - A and B.
- An industrial park lies to the north of river B and to the west of river A whilst a residential area is located to the north of river B and to the east of river A.
- Commercial buildings lie to the south of river B.
- The flood plain potentially covers each of these three areas.
